Why Do You Need a Home Inspection?

Would you buy a used car without test driving it? Probably not. Why then should you buy a house that costs thousands of dollars more and not have it test driven? You shouldn’t!

Most people don’t know how to test drive a home and even if you do, most sellers won’t let you. Let a fully trained ALLSTATE ADVANCE LOOK BUILDING INSPECTOR test drive your new home. We inspect every major system in the property - heating, electrical, plumbing, foundation, basement, structure, roofing, kitchen, baths, doors, windows, walls, ceilings and floors. If your new home has a well, you should have the water tested for contamination to protect the health of your family. If there is a septic system on your new property, a septic system test helps insure that harmful effluent is not leaking from your system.

Our home inspections will give you the peace of mind to Buy With Confidence!

INSPECTION Reports: During your inspection the ALLSTATE ADVANCE LOOK BUILDING INSPECTOR will prepare a detailed 18 page, itemized Uniform Residential Inspection Report and deliver it to you on the spot! This report lists and clearly rates over 200 items in an easy to understand format. Every report includes simple illustrations of typical construction methods and cutaway views of structural, mechanical, heating, plumbing and electrical systems to help you understand both the report and how your home operates. The report manual is a resource that will assist you long after the inspector leaves. As an added benefit, we provide a complete home owners guide to periodic maintenance.

The report and the guide will help lead you through many years of trouble free living in your new home. All of this is presented in a handy three ring binder. The binder also makes a good storage location for important records about your home.

Lead Paint Certifications If your new home was built before 1978, it could have lead paint on some of the inside or outside surfaces. By having a lead inspection you will know where there are potential lead hazards and can take appropriate steps to keep you and your family healthy.

APPRAISAL Reports We use the UNIFORM RESIDENTIAL APPRAISAL REPORT, the standard appraisal report accepted by virtually all financial institutions. As a full service company we keep our finger on the pulse of the market and will provide you with up to date data on the current market in your area. We can also provide a variety of other appraisal reports including Relocation appraisals, evaluations, and drive-by reports where appropriate.
